Waar jarenlang vooral groei centraal stond, draaide het in 2025 steeds vaker om herstructurering: minder vierkante meters, maar een hogere kwaliteit van kantoorruimte. Bedrijven stelden andere eisen dan voorheen, en dat had grote gevolgen voor leegstand, locaties en de manier waarop kantoren werden gebruikt. Data van onder andere ING, het CBS en NVM lieten zien dat de markt zich duidelijk ontwikkelde richting duurzame, flexibele en goed bereikbare werkomgevingen.<\/p>\n\t<\/div>\n<\/div>\n\n\n\n\n\t\t\t<\/div> \n\t\t<\/div>\n\t<\/div> \n<\/div><\/div>\n\t\t<div id=\"fws_6a08f7a58d944\"  data-column-margin=\"default\" data-midnight=\"dark\"  class=\"wpb_row vc_row-fluid vc_row\"  style=\"padding-top: 0px; padding-bottom: 0px; \"><div class=\"row-bg-wrap\" data-bg-animation=\"none\" data-bg-animation-delay=\"\" data-bg-overlay=\"false\"><div class=\"inner-wrap row-bg-layer\" ><div class=\"row-bg viewport-desktop\"  style=\"\"><\/div><\/div><\/div><div class=\"row_col_wrap_12 col span_12 dark left\">\n\t<div  class=\"vc_col-sm-12 wpb_column column_container vc_column_container col no-extra-padding inherit_tablet inherit_phone \"  data-padding-pos=\"all\" data-has-bg-color=\"false\" data-bg-color=\"\" data-bg-opacity=\"1\" data-animation=\"\" data-delay=\"0\" >\n\t\t<div class=\"vc_column-inner\" >\n\t\t\t<div class=\"wpb_wrapper\">\n\t\t\t\t\n<div class=\"wpb_text_column wpb_content_element \" >\n\t<div class=\"wpb_wrapper\">\n\t\t<h2>Het aantal kantoren nam verder af<\/h2>\n<p>Nederland telde per 1 januari 2025 in totaal 93.770 gebouwen met een kantoorfunctie. Opvallend was dat dit aantal al jaren langzaam daalde. Tien jaar geleden, in 2013, waren er namelijk nog ruim 96.500 kantoorgebouwen. Ook de totale kantooroppervlakte liet een neerwaartse trend zien. <a href=\"https:\/\/www.ing.nl\/zakelijk\/sector\/real-estate\/facts--figures-real-estate-kantoren\">ING rapporteerde <\/a>dat sinds 2022 een daling zichtbaar was, en dat de totale kantooroppervlakte in Nederland op 1 januari 2025 uitkwam op ongeveer 57,5 miljoen m\u00b2 (bron: ING, verdieping kantorenmarkt 2025).   <\/p>\n<p>Deze afname was een belangrijk signaal: de kantorenmarkt groeide niet langer vanzelf in volume, maar veranderde vooral in functie. Verouderde panden verdwenen of werden herbestemd, terwijl moderne kantoorconcepten juist terrein wonnen.<\/p>\n\t<\/div>\n<\/div>\n\n\n\n\n\t\t\t<\/div> \n\t\t<\/div>\n\t<\/div> \n<\/div><\/div>\n\t\t<div id=\"fws_6a08f7a58dde6\"  data-column-margin=\"default\" data-midnight=\"dark\"  class=\"wpb_row vc_row-fluid vc_row\"  style=\"padding-top: 0px; padding-bottom: 0px; \"><div class=\"row-bg-wrap\" data-bg-animation=\"none\" data-bg-animation-delay=\"\" data-bg-overlay=\"false\"><div class=\"inner-wrap row-bg-layer\" ><div class=\"row-bg viewport-desktop\"  style=\"\"><\/div><\/div><\/div><div class=\"row_col_wrap_12 col span_12 dark left\">\n\t<div  class=\"vc_col-sm-12 wpb_column column_container vc_column_container col no-extra-padding inherit_tablet inherit_phone \"  data-padding-pos=\"all\" data-has-bg-color=\"false\" data-bg-color=\"\" data-bg-opacity=\"1\" data-animation=\"\" data-delay=\"0\" >\n\t\t<div class=\"vc_column-inner\" >\n\t\t\t<div class=\"wpb_wrapper\">\n\t\t\t\t\n<div class=\"wpb_text_column wpb_content_element \" >\n\t<div class=\"wpb_wrapper\">\n\t\t<h2>Steeds meer kantoren concentreerden zich in de G5<\/h2>\n<p>Kantoorruimte bleef sterk geconcentreerd in de grootste steden van Nederland. Ruim 20 procent van alle kantoorgebouwen stond in \u00e9\u00e9n van de G5-steden: Amsterdam, Rotterdam, Den Haag, Eindhoven en Utrecht. Wanneer werd gekeken naar vloeroppervlak, bevond zelfs 28 procent van alle kantoorruimte zich in deze vijf steden.<br \/>Dat betekende dat de grootste kantoorgebouwen vooral in de stedelijke centra stonden. Amsterdam en Den Haag sprongen daarbij eruit. ING zag bovendien dat het aandeel kantooroppervlakte in de G5 in 2024 opnieuw was gegroeid<\/p>\n\t<\/div>\n<\/div>\n\n\n\n\n\t\t\t<\/div> \n\t\t<\/div>\n\t<\/div> \n<\/div><\/div>\n\t\t<div id=\"fws_6a08f7a58e266\"  data-column-margin=\"default\" data-midnight=\"dark\"  class=\"wpb_row vc_row-fluid vc_row\"  style=\"padding-top: 0px; padding-bottom: 0px; \"><div class=\"row-bg-wrap\" data-bg-animation=\"none\" data-bg-animation-delay=\"\" data-bg-overlay=\"false\"><div class=\"inner-wrap row-bg-layer\" ><div class=\"row-bg viewport-desktop\"  style=\"\"><\/div><\/div><\/div><div class=\"row_col_wrap_12 col span_12 dark left\">\n\t<div  class=\"vc_col-sm-12 wpb_column column_container vc_column_container col no-extra-padding inherit_tablet inherit_phone \"  data-padding-pos=\"all\" data-has-bg-color=\"false\" data-bg-color=\"\" data-bg-opacity=\"1\" data-animation=\"\" data-delay=\"0\" >\n\t\t<div class=\"vc_column-inner\" >\n\t\t\t<div class=\"wpb_wrapper\">\n\t\t\t\t\n<div class=\"wpb_text_column wpb_content_element \" >\n\t<div class=\"wpb_wrapper\">\n\t\t<h2>Leegstand daalde richting een gezonde marktbalans<\/h2>\n<p>Ondanks de veranderingen in werkpatronen nam de leegstand niet toe, maar juist af. Volgens het CBS stonden er op 1 januari 2025 ongeveer 7.600 kantoorpanden leeg, wat neerkwam op 8 procent van de totale voorraad. Wanneer leegstand werd gemeten in vierkante meters lag het percentage zelfs op slechts 5,3 procent van de totale kantooroppervlakte. Dat niveau lag rond de zogeheten frictieleegstand van 5 \u00e0 6 procent, een gezonde marge die nodig was voor verhuizingen en renovatie.<\/p>\n\t<\/div>\n<\/div>\n\n\n\n\n\t\t\t<\/div> \n\t\t<\/div>\n\t<\/div> \n<\/div><\/div>\n\t\t<div id=\"fws_6a08f7a58e702\"  data-column-margin=\"default\" data-midnight=\"dark\"  class=\"wpb_row vc_row-fluid vc_row\"  style=\"padding-top: 0px; padding-bottom: 0px; \"><div class=\"row-bg-wrap\" data-bg-animation=\"none\" data-bg-animation-delay=\"\" data-bg-overlay=\"false\"><div class=\"inner-wrap row-bg-layer\" ><div class=\"row-bg viewport-desktop\"  style=\"\"><\/div><\/div><\/div><div class=\"row_col_wrap_12 col span_12 dark left\">\n\t<div  class=\"vc_col-sm-12 wpb_column column_container vc_column_container col no-extra-padding inherit_tablet inherit_phone \"  data-padding-pos=\"all\" data-has-bg-color=\"false\" data-bg-color=\"\" data-bg-opacity=\"1\" data-animation=\"\" data-delay=\"0\" >\n\t\t<div class=\"vc_column-inner\" >\n\t\t\t<div class=\"wpb_wrapper\">\n\t\t\t\t\n<div class=\"wpb_text_column wpb_content_element \" >\n\t<div class=\"wpb_wrapper\">\n\t\t<h2>Hybride werken bleef de grootste drijfveer<\/h2>\n<p>Een van de belangrijkste thema\u2019s in 2025 was hybride werken. ING rapporteerde dat in 2024 nog altijd 19,4% van alle werkuren thuis werd gewerkt, en dat hybride werken daarmee structureel onderdeel bleef van de werkweek. Dat had directe gevolgen voor de kantorenmarkt. Organisaties namen minder vierkante meters af, maar stelden hogere eisen aan de ruimte die zij w\u00e9l gebruikten. In 2025 werd het kantoor steeds minder een plek om individueel te werken, en steeds meer een plek voor:    <\/p>\n<ul>\n<li>Samenwerking<\/li>\n<li>Cultuur en binding<\/li>\n<li>Innovatie<\/li>\n<li>Ontmoeting<\/li>\n<\/ul>\n<p>Die ontwikkeling zou in 2026 waarschijnlijk verder doorzetten, met nog meer vraag naar inspirerende werkplekken.<\/p>\n\t<\/div>\n<\/div>\n\n\n\n\n\t\t\t<\/div> \n\t\t<\/div>\n\t<\/div> \n<\/div><\/div>\n\t\t<div id=\"fws_6a08f7a58eba8\"  data-column-margin=\"default\" data-midnight=\"dark\"  class=\"wpb_row vc_row-fluid vc_row\"  style=\"padding-top: 0px; padding-bottom: 0px; \"><div class=\"row-bg-wrap\" data-bg-animation=\"none\" data-bg-animation-delay=\"\" data-bg-overlay=\"false\"><div class=\"inner-wrap row-bg-layer\" ><div class=\"row-bg viewport-desktop\"  style=\"\"><\/div><\/div><\/div><div class=\"row_col_wrap_12 col span_12 dark left\">\n\t<div  class=\"vc_col-sm-12 wpb_column column_container vc_column_container col no-extra-padding inherit_tablet inherit_phone \"  data-padding-pos=\"all\" data-has-bg-color=\"false\" data-bg-color=\"\" data-bg-opacity=\"1\" data-animation=\"\" data-delay=\"0\" >\n\t\t<div class=\"vc_column-inner\" >\n\t\t\t<div class=\"wpb_wrapper\">\n\t\t\t\t\n<div class=\"wpb_text_column wpb_content_element \" >\n\t<div class=\"wpb_wrapper\">\n\t\t<h2>De vraag verschoof naar duurzame en bereikbare kantoorruimte<\/h2>\n<p>De moderne gebruiker zocht niet zomaar een kantoor, maar een duurzame werkomgeving die aansloot bij ESG-doelstellingen en veranderende werkpatronen.<\/p>\n<p>ING benadrukte dat wetgeving zoals de CSRD bedrijven stimuleerde om te kiezen voor toekomstbestendige kantoorruimte.<\/p>\n<p>Ook duurzaamheid werd steeds meer een harde eis. Sinds 1 januari 2023 gold de verplichting dat kantoren groter dan 100 m\u00b2 minimaal energielabel C moesten hebben om nog verhuurd te mogen worden. ING rapporteerde dat inmiddels 82 procent van de totale kantooroppervlakte voldeed aan deze norm.  <\/p>\n<p>Bereikbaarheid was eveneens essentieel. Locaties nabij OV-knooppunten bleven populair, mede door de krappe arbeidsmarkt.<\/p>\n\t<\/div>\n<\/div>\n\n\n\n\n\t\t\t<\/div> \n\t\t<\/div>\n\t<\/div> \n<\/div><\/div>\n\t\t<div id=\"fws_6a08f7a58f033\"  data-column-margin=\"default\" data-midnight=\"dark\"  class=\"wpb_row vc_row-fluid vc_row\"  style=\"padding-top: 0px; padding-bottom: 0px; \"><div class=\"row-bg-wrap\" data-bg-animation=\"none\" data-bg-animation-delay=\"\" data-bg-overlay=\"false\"><div class=\"inner-wrap row-bg-layer\" ><div class=\"row-bg viewport-desktop\"  style=\"\"><\/div><\/div><\/div><div class=\"row_col_wrap_12 col span_12 dark left\">\n\t<div  class=\"vc_col-sm-12 wpb_column column_container vc_column_container col no-extra-padding inherit_tablet inherit_phone \"  data-padding-pos=\"all\" data-has-bg-color=\"false\" data-bg-color=\"\" data-bg-opacity=\"1\" data-animation=\"\" data-delay=\"0\" >\n\t\t<div class=\"vc_column-inner\" >\n\t\t\t<div class=\"wpb_wrapper\">\n\t\t\t\t\n<div class=\"wpb_text_column wpb_content_element \" >\n\t<div class=\"wpb_wrapper\">\n\t\t<h2>Flexibele kantoorruimte was sterk in opmars<\/h2>\n<p>Flexibiliteit was een van de meest zichtbare trends in 2025. ING liet zien dat maar liefst 87 procent van recente kantoortransacties betrekking had op ruimtes tussen de 500 en 2.500 m\u00b2. Ook IFRS16 speelde hierin mee: leaseverplichtingen moesten op de balans, wat bedrijven stimuleerde om minder langjarige contracten aan te gaan.<\/p>\n\t<\/div>\n<\/div>\n\n\n\n\n\t\t\t<\/div> \n\t\t<\/div>\n\t<\/div> \n<\/div><\/div>\n\t\t<div id=\"fws_6a08f7a58f4ae\"  data-column-margin=\"default\" data-midnight=\"dark\"  class=\"wpb_row vc_row-fluid vc_row\"  style=\"padding-top: 0px; padding-bottom: 0px; \"><div class=\"row-bg-wrap\" data-bg-animation=\"none\" data-bg-animation-delay=\"\" data-bg-overlay=\"false\"><div class=\"inner-wrap row-bg-layer\" ><div class=\"row-bg viewport-desktop\"  style=\"\"><\/div><\/div><\/div><div class=\"row_col_wrap_12 col span_12 dark left\">\n\t<div  class=\"vc_col-sm-12 wpb_column column_container vc_column_container col no-extra-padding inherit_tablet inherit_phone \"  data-padding-pos=\"all\" data-has-bg-color=\"false\" data-bg-color=\"\" data-bg-opacity=\"1\" data-animation=\"\" data-delay=\"0\" >\n\t\t<div class=\"vc_column-inner\" >\n\t\t\t<div class=\"wpb_wrapper\">\n\t\t\t\t\n<div class=\"wpb_text_column wpb_content_element \" >\n\t<div class=\"wpb_wrapper\">\n\t\t<h2>NVM zag groei in transacties, maar markt bleef verdeeld<\/h2>\n<p>De Nederlandse Vereniging van Makelaars (NVM) bevestigde dat de kantorenmarkt weer in beweging was. In het derde kwartaal van 2025 werd 200.600 m\u00b2 kantoorruimte opgenomen, een stijging van 16 procent ten opzichte van hetzelfde kwartaal in 2024. De vijf grote kantoorsteden waren goed voor 39 procent van alle transacties. Tegelijkertijd bleef het beeld gemengd. <a href=\"https:\/\/www.nvm.nl\/media\/xztnbnyy\/nvm-business-kwartaalrapport-q3-2025.pdf\">NVM meldde<\/a> dat de totale kantooropname in 2025 tot nu toe 12 procent lager lag dan in 2024, en dat er nog veel langdurig aanbod beschikbaar was, vooral op minder aantrekkelijke locaties. Hier ontstond een duidelijke tweedeling: moderne duurzame kantoren op A-locaties bleven gewild, terwijl oudere panden moeilijker verhuurbaar waren.<\/p>\n\t<\/div>\n<\/div>\n\n\n\n\n\t\t\t<\/div> \n\t\t<\/div>\n\t<\/div> \n<\/div><\/div>\n\t\t<div id=\"fws_6a08f7a58f94b\"  data-column-margin=\"default\" data-midnight=\"dark\"  class=\"wpb_row vc_row-fluid vc_row\"  style=\"padding-top: 0px; padding-bottom: 0px; \"><div class=\"row-bg-wrap\" data-bg-animation=\"none\" data-bg-animation-delay=\"\" data-bg-overlay=\"false\"><div class=\"inner-wrap row-bg-layer\" ><div class=\"row-bg viewport-desktop\"  style=\"\"><\/div><\/div><\/div><div class=\"row_col_wrap_12 col span_12 dark left\">\n\t<div  class=\"vc_col-sm-12 wpb_column column_container vc_column_container col no-extra-padding inherit_tablet inherit_phone \"  data-padding-pos=\"all\" data-has-bg-color=\"false\" data-bg-color=\"\" data-bg-opacity=\"1\" data-animation=\"\" data-delay=\"0\" >\n\t\t<div class=\"vc_column-inner\" >\n\t\t\t<div class=\"wpb_wrapper\">\n\t\t\t\t\n<div class=\"wpb_text_column wpb_content_element \" >\n\t<div class=\"wpb_wrapper\">\n\t\t<h2>2025 was het jaar van kwaliteit en flexibiliteit<\/h2>\n<p>De kantorenmarkt in Nederland verschoof van kwantiteit naar kwaliteit. Hybride werken, duurzaamheidseisen en veranderende huurvoorkeuren zorgden ervoor dat bedrijven kritischer kozen dan ooit. Niet zomaar ruimte, maar locatie, gezondheid, flexibiliteit en toekomstbestendigheid bepaalden de vraag. Juist daarom was het belangrijker dan ooit om snel inzicht te hebben in het actuele aanbod van moderne kantooroplossingen.<\/p>\n\t<\/div>\n<\/div>\n\n\n\n\n\t\t\t<\/div> \n\t\t<\/div>\n\t<\/div>
