Het is een risico. <\/p>\n<p>In een economie waarin teams groeien en krimpen, hybride werken de norm is en kapitaal schaars moet worden ingezet, voelt het traditionele kantoor steeds vaker als een anker in plaats van een motor. Toch tekenen veel bedrijven nog steeds huurcontracten alsof de wereld voorspelbaar is. Het is dus voor bedrijven essentieel om hun middelen effici\u00ebnt in te zetten. Meerjarige looptijden. Een vaste hoeveelheid vierkante meters. Zelf investeren in inrichting, IT, meubilair en faciliteiten.   <\/p>\n<p>Maar stabiliteit heeft een prijs.<\/p>\n<p>Zodra de handtekening staat, verdwijnt de bewegingsruimte. Groeit je team sneller dan verwacht? Dan kom je ruimte tekort. Krimpt je organisatie of werkt een deel van het team hybride? Dan betaal je voor lege bureaus.<br \/>Tegelijkertijd zien vastgoedadviseurs een structurele verschuiving: doordat hybride werken meer gemeengoed wordt, verwacht CBRE dat de vraag naar kantoorruimte in belangrijke stedelijke markten in Europa en de VS tot 2030 met ongeveer 8,7% zal dalen ten opzichte van eerdere plannen. Dit komt voort uit hybride en flexibele werkpatronen die de utiliteitsvraag permanent veranderen.    <\/p>\n<p><strong>Dat betekent: <\/strong>minder vaste kantoorruimte nodig, meer zoekende partijen en een herwaardering van hoe bedrijven hun werkplekken organiseren.<\/p>\n\t<\/div>\n<\/div>\n\n\n\n\n\t\t\t<\/div> \n\t\t<\/div>\n\t<\/div> \n<\/div><\/div>\n\t\t<div id=\"fws_69e4a09e36f85\"  data-column-margin=\"default\" data-midnight=\"dark\"  class=\"wpb_row vc_row-fluid vc_row\"  style=\"padding-top: 0px; padding-bottom: 0px; \"><div class=\"row-bg-wrap\" data-bg-animation=\"none\" data-bg-animation-delay=\"\" data-bg-overlay=\"false\"><div class=\"inner-wrap row-bg-layer\" ><div class=\"row-bg viewport-desktop\"  style=\"\"><\/div><\/div><\/div><div class=\"row_col_wrap_12 col span_12 dark left\">\n\t<div  class=\"vc_col-sm-12 wpb_column column_container vc_column_container col no-extra-padding inherit_tablet inherit_phone \"  data-padding-pos=\"all\" data-has-bg-color=\"false\" data-bg-color=\"\" data-bg-opacity=\"1\" data-animation=\"\" data-delay=\"0\" >\n\t\t<div class=\"vc_column-inner\" >\n\t\t\t<div class=\"wpb_wrapper\">\n\t\t\t\t\n<div class=\"wpb_text_column wpb_content_element \" >\n\t<div class=\"wpb_wrapper\">\n\t\t<h2>Wat gedeelde kantoorruimte precies is<\/h2>\n<p>Gedeelde kantoorruimte vaak aangeduid als coworking, serviced offices of flexible workspace, combineert gemeenschappelijke infrastructuur met individuele werkplekken en zakelijke faciliteiten. Dit model ontstond doordat bedrijven merkten dat hun ruimtes vaak onbenut bleven. Denk aan lege vergaderzalen en halfvolle bureaus, terwijl tegelijkertijd flexibiliteit een steeds grotere rol ging spelen. Gedeelde kantoorruimte is niet ontstaan uit gezelligheid of community-idealisme. Het is ontstaan uit ineffici\u00ebntie.      <\/p>\n<p>In vrijwel elk traditioneel kantoor staat 20\u201340% van de ruimte structureel leeg. Vergaderruimtes die maar enkele uren per dag worden gebruikt. Werkplekken die op vrijdag onbezet blijven. Priv\u00e9kantoren die halfvol zijn.   <\/p>\n<p>Dat is kapitaalvernietiging in vierkante meters. Bedrijven met extreem vertrouwelijke processen, specifieke technische installaties of grote opslagbehoeften zullen niet altijd binnen een gedeeld model passen. Ook organisaties die hun kantoor expliciet als merkbeleving of showroom inzetten, kunnen baat hebben bij een volledig eigen locatie.<br \/>Maar voor een groeiend aantal bedrijven geldt: het klassieke model sluit niet meer aan bij de realiteit van vandaag.  <\/p>\n<p>De vraag is niet langer of gedeelde kantoorruimte werkt.
